Pre-Sales Inspection

One of the main reasons home sale transactions fall apart are home inspections. This happens when something unanticipated is discovered during the buyers' inspection of the property, and the buyers and sellers can't agree on a remedy

A  professional pre-sale inspection report is great sales tools. It sets your home apart from the thousands on the market. The more information prospective buyers have, the more thought they might give to purchasing the property

There is a psychology involved in a home sale. Buyers who are aware of a problem up-front can process this information before making an offer. They can factor the cost into their bid, or ask the sellers to take care of the problem. Buyers often have mixed feelings of excitement and trepidation when they enter into an agreement to buy a home. The impact of an unexpected "bad" report can destroy their excitement and enhance their fear to the point that they want nothing to do with the property, in other words......... scare them off!!

Eventually your buyers are going to conduct an inspection. You may as well know what they are going to find by getting there first.  Having an inspection performed ahead of time helps in many ways:

bulletIt allows you to see your home through the eyes of a critical third-party.
bulletHigher sales price:  Helps you to price your home realistically.
bulletIt permits you to make repairs ahead of time so that defects don't become negotiating stumbling blocks later.
bulletYou have the time to get reasonably priced contractors or make the repairs yourself,
 if qualified.
bulletFewer surprises. If the buyer knows most, or all the defects up front, the defects take on their proper perspective.
bulletIt may alert you of items of immediate personal concern, such as unknown electrical service deterioration
bulletIt may relieve prospect's concerns and suspicions.

Copies of the inspection report along with receipts for any repairs should be made available to potential buyers.

Most states, including New York do not license home inspectors.  Have a reputable home inspection company who are certified members of N.A.H.I NACHI  or A.S.H.I. , perform your inspection.

A seller's report is not meant to replace buyer's inspections. It's to uncover defects in advance so that the buyer's inspections don't become deal-breakers.
